The Ashe juniper and dense brush that frame the views also carry fire, so on exposed lots we build steel-framed, fire-rated decks and choose materials with the surroundings in mind. Dripping Springs is also an International Dark Sky Community, so we plan pergola and patio lighting to meet the dark-sky standards while still lighting the space you actually use after sundown.

Much of Dripping Springs is genuine Wildland-Urban Interface, where homes sit directly against Ashe juniper and dense Hill Country brush that carry fire readily. On exposed lots we build with steel framing and fire-rated decking and think carefully about material choices near the house. Steel-framed WUI decks are a specialty of ours, not an add-on.
Dripping Springs is an International Dark Sky Community, so exterior lighting is expected to be shielded and limited to keep the night sky dark. Homes inside the City of Dripping Springs permit through the city, while acreage in unincorporated Hays County falls under county rules, and some communities add their own architectural review. We identify the right jurisdiction, handle the permit, and manage inspections so you are not chasing multiple offices.
Yes. We plan around existing wells, septic fields, and setbacks so footings and utility runs stay clear of them, which matters more on acreage than on a small lot. Longer runs for gas, water, and power are normal on these sites, and we design for them from the start.
