Commercial Outdoor Living — Restaurants, Hospitality & Multifamily
For Professionals

Commercial Outdoor Living

For restaurants, hotels, and multifamily communities, the patio is not an amenity — it is revenue, reputation, and reviews. XPRT Outdoor designs and builds the structures that make those spaces work in the Texas climate: StruXure motorized louvered roofs that turn a weather-dependent patio into year-round covered seating, Renaissance aluminum covers, custom shade structures, composite and steel-framed decking, and screen systems. As the Preferred StruXure Dealer for Austin, we bring the manufacturer's engineering together with our own certified crews on every commercial project across Central Texas.

XPRT is the outdoor-living division of Discount Fence USA, a veteran-founded company with more than a decade of commercial field operations and crews working across Central Texas every day. That scale is why we can staff a build to hit a hard opening date, phase work around an operating venue, and carry a project from design and permitting through stamped engineering and final walkthrough as one accountable partner — instead of stitching together a designer, a fabricator, and three separate subcontractors.

Restaurant and bar patios that earn their footprint

A covered patio that only works in good weather leaves seats empty. A StruXure motorized louvered roof opens for full sun, closes against rain and afternoon heat, and adds a sealed position for the days that would otherwise send guests inside — protecting furniture, point-of-sale, and the service rhythm while adding usable revenue days across the season.

We integrate the details that make patio service run: dimmable lighting, heaters, fans, and motorized screens for wind, sun, and insects, with drainage engineered into the structure rather than bolted on afterward. The result reads as part of the building, not a temporary tent, and holds up to the wear of a working hospitality space.

Hotels, resorts, and hospitality

Pool decks, rooftop lounges, cabanas, courtyard covers, and porte-cochere shade all carry the guest's first and last impression, so finish quality is not optional. We build with systems specified for public spaces — StruXure Pivot 6 and CabanaX, Renaissance aluminum covers, and custom shade — matched to the exposure and traffic of each area.

Hospitality projects rarely happen on an empty site. We plan phasing around occupied rooms and active service, keep work areas contained and clean, and coordinate with your operations team so the property keeps running while the outdoor spaces come together.

Multifamily and office courtyards

Amenity decks, pool-area pergolas, shaded gathering spaces, dog-run cover, and leasing-office draws are what prospective residents and tenants remember on a tour. We build them in durable, low-maintenance materials — composite and steel-framed decking, aluminum covers, and engineered pergolas — chosen so the property manager is not chasing upkeep a year later.

For office and mixed-use courtyards, the same structures create the shaded, usable outdoor rooms that tenants now expect. One design-build team handles the deck, the shade structure, the screening, and the lighting as a coordinated package rather than a series of disconnected bids.

Built to open on schedule

Commercial outdoor spaces are usually tied to a hard date — a grand opening, a lease turnover, a seasonal ramp. We work backward from that date, staff the build to protect it, and keep a single point of accountability from submittal through punch list so nothing falls between trades.

We coordinate with your general contractor, architect, and other subs, field-verify conditions before fabrication, and communicate through the schedule so you are never guessing where the outdoor scope stands. When the date depends on it, capacity from the parent company lets us add crews rather than push the timeline.

Common questions

Do you work directly with general contractors and architects?

Yes. We bid the outdoor scope from your plans and specifications, provide submittals and product data, and coordinate as a subcontractor within your schedule. We field-verify conditions and flag value-engineering options before fabrication begins.

Can you hit a fixed opening or turnover date?

We plan every commercial build backward from your date and staff it to protect that date, phasing the work around occupied or operating spaces. Crew capacity from the parent company means we can add labor to hold a timeline rather than extend it.

Are you insured and able to provide a certificate of insurance?

Yes. We carry general liability and workers' compensation coverage and issue certificates of insurance to your entity, with additional insureds added on request. Bonding requirements are reviewed on a per-project basis.

Which structures work best for commercial patios?

StruXure motorized louvered roofs suit patios that need to react to weather across a full service season, Renaissance aluminum covers suit fixed permanent shade, and custom shade and screen systems handle wind and sun. For decks and platforms we use composite and steel-framed systems. We recommend by use, exposure, and budget.
