A single backyard project in the San Antonio metro can touch more jurisdictions than most cities have. Alamo Heights, Olmos Park, Terrell Hills, Castle Hills, Boerne, and New Braunfels all run their own permitting, and unincorporated Bexar County plays by different rules again. When one team designs and builds the whole project, one team also carries every submittal from start to finish.

The design side changes just as much across the metro. An established lot under mature live oaks in the 09 asks for restraint and root-zone planning, while a full-sun new build off 281 north of Loop 1604 needs shade, hardscape, and cooking space created from bare caliche. We plan the entire outdoor room to the lot it actually sits on, from our office on Seale Rd.

Who handles permitting when my city isn't the City of San Antonio?

We do. Several communities inside the metro, including Alamo Heights, Castle Hills, Boerne, and New Braunfels, review permits through their own departments, and county lots go through Bexar County. We identify the right authority for your address and manage the submittals and inspections as part of the project.

Can one project include a pergola, kitchen, and patio together?

That is the point of design-build. Structures, utilities, and hardscape are designed as one plan and sequenced by one accountable team, so the gas line goes in before the pavers and the footings are set for the roof that comes later.

Do you build differently north of Loop 1604?

Yes. North of 1604 the ground turns to shallow limestone, so footings are drilled into rock, and lots along the wooded Hill Country edge carry wildfire exposure we design around. Central and south-side yards sit on expansive clay, which calls for a different foundation approach.
